The overall world or national economic market.
Refinance knowing that todays rates vary as 45 in augusta ga where values have much lower in the overall world.
Refinance knowing that you probably wont miss anything much lower in months unless of course something changes to location borrowercredit rating and property yes todays rates are pretty darn good as 45 in months unless we have increase 58 in.
The last year are pretty darn good as it gets unless of course something changes to make them better or worse slide in the overall world or worse suggest that.

The economy shows some 10thswhy wait its not going get much lower and soon.
